"The Value of your home, instantly!"
While instant value and automatic CMA websites like zillow.com or cyberhomes.com promise the “tools of the professionals”,
the truth is, “fair market value” is a price that is much more difficult to predict. To cite Webster’s dictionary, market value is a price at which Buyers and Sellers are willing to do business – you need a professional who is knowledgeable about Petaluma’s active buyers – how willing they are to offer, in what neighborhoods they're looking, and home features that they want.
Factors to consider…
Several facts about your home and Petaluma’s market to which websites like zillow or cyberhomes don’t have access are the following:
- The condition/improvements of your home (updated kitchens, bathrooms, landscaping, etc)
- The condition/improvements of the competing properties
- The condition/recent improvements of your neighborhood (new roads, facilities, etc)
- Un-permitted structures: “granny” units or additions done without a permit that won’t show on tax records; they won’t make an impact on appraisal value but will make an impact on market value
- The State of the Market: the average days on market of your property type, what the current trends in home styles are, and specific features of your property that will add or subtract value to those buyers.
